Preventative Maintenance - who needs it?

While speaking to a friend of mine on the phone the other day, who was asking where she could purchase media filters and how often they needed to be replaced,  I mentioned to her that Air Tech of  Houston has a Preventative Maintenance agreement, and the technicians will bring the filters with them at their scheduled services in the Spring and the Fall.
I was quite surprised to hear her say, "Oh, we don't need that. We just had the entire system replaced in 2009! And it has a 10 year warranty."
I felt the need to enlighten consumers of  the importance of Preventative Maintenance, whether your system is brand new, or even past its life expectancy.
You could have a limited warranty, an extended warranty, or the warranty may even already be expired.
Proper maintenance is required if you want anything to operate at its peek performance. Including, your air conditioning and heating equipment.
Many people are concerned about what the warranty is, but don't take the time to review the terms and conditions of their warranty.
Manufacturers will stand behind their product if it is properly maintained, but negligence is abuse, and manufacturers will not reach into there pockets to replace a product that has been abused. Be sure to read and retain all documentation on your equipment. The manufacturer may also require documentation of proper maintenance be provided when filing a warranty claim.
And if your warranty is expired, that means you will have to foot the entire bill for repairs or replacement.
If you keep your equipment properly maintained, this will prevent costly breakdowns, increase the efficiency,  and you should be able to get a few extra years out of that system, even after your warranty has expired.
This message is for those of who spend $30 to change the oil on our vehicle as recommended, because they don't want to have to replace the engine for $2000.
There are fortunate ones that have unlimited funds easily accessible for unexpected and costly replacement, that 'do not need' maintenance, they just need a salesman.

Energy Savings on HVAC systems

Your air conditioning  system uses up the most electricity in your home. Therefore, if your existing system is out of warranty and past its design life, you might want to consider replacing it now. There are many things to consider when making this decision.

MONEY/COST The amount you would pay for a new system now, would decrease your electricity consumption, meaning a decrease in your electricity bills. So it really pays for itself.
However, that can only be true with careful consideration of the next two topics;

BRAND There are many brands of equipment out there. Some are cheaper than others, and when I say cheap, I am not only meaning in price. You want a system that is going to give you years of comfort and no hassles. American Standard HVAC equipment is a well-known name here in Texas because its made here in Texas. The standard warranty on  registered products is 20 years on the heat exchanger, 10 years one the compressor, 10 years on the coil, and 5 years on all functional parts.

SEER RATINGS If you have not had your equipment changed is the past 10-15 years, you may be running on a 8 or 10 seer system. The higher the seer rating , the greater the efficiency. The minimum requirement on new HVAC installations is now 13 seer, however there are also 14, 15, 16, and 20 seer systems available.
The advantage of choosing the 16 seer match would not also be seen on your light bill, but also on your IRS refund check. That's right,, you can get a $500 tax credit on your 2011 return if you have a a 16 seer 13 eer system installed in your home.

SERVICE PROVIDER A system is only as good as the company that installed it. Choose carefully when making that decision because you want a reputable company that is licensed by the Texas department of Licensing and Regulation and every one of there  service technicians should be registered wit the Texas Department of Licensing and Regulation. Choose a company that does background checks and drug screening on all there technicians, with a zero tolerance drug policy. Search the BBB for companies that are A rated and also try AngiesList.com to locate a contractor that has an a rating, and read the  reports other consumers have posted on there experiences with that company. You want a company that is going to answer the phone when you need them, and come out when you need them.

More maintenance tips to keep your ac running smooth

Remember after yardwork is done, to be sure there are no restrictions at your ac condenser.
Outdoor condenser coils can also become very dirty if the outdoor environment is dusty or if there is foliage nearby. You can easily see the condenser coil and notice if dirt is collecting on its fins. You should minimize dirt and debris near the condenser unit. Dryer vents, falling leaves, and lawn mowers and leaf blowers  are all potential sources of dirt and debris. Cleaning the area around the coil, removing any debris, and being  sure to keep plants and bushes trimmed back at least 2 feet, will then allow for adequate air flow around the condenser. Having your system serviced semi-annually a by a reputable HVAC company is also a big plus. What we all want is to get most life out of our system, and Air Tech of Houston is here to guide you. So follow our blog, like us on Facebook, and visit our website for tips, reminders, and specials on keeping you at your best comfort level.

Changing your filters every month is the best preventive maintenance you can do!

Changing your filters every month is the best preventive maintenance you can do between your semi-annual maintenance services. Running your system with a clogged filter can seize your system and ruin it the same way that running your car without oil can seize your motor.
A dirty filter makes your a/c run a lot harder, lowers performance, and raises your bill.
If goes unattended it will cause restrictions to your coils. Coils are costly to clean! If it goes on long enough, like I said, it will destroy your system.
Tomorrow is the beginning of October, another month has passed, and that means time to change the filters at your return grill of your ac system
If you have media filters, in your attic at the furnace, they should be changed every six months, best done at your Spring and Fall servicing.
Mark it on your calendar or follow us here: http://airtechofhouston.blogspot.com.
and will remind you!

Seasonal Preventative Maintenance

Your air conditioning and heating system goes through allot here in the greater Houston, Texas area.
This is why manufacturers recommend regularly scheduled maintenance, to keep your equipment running as to factory specs, maintain peek efficiency, maximize life expectancy, and prevent unexpected costly breakdowns.
Think of preventative HVAC maintenance in the same way as preventative maintenance for your car.
If you don't change your engine oil and replace belts and filters, the engine will lock up and vehicle will not operate. The same holds true, in a sense, for HVAC systems. "if you spend $30 on an oil change, you will save $3000 on a new engine" HVAC system maintenance isn't expensive compared to what you might spend when your system degrades, and ultimately, fails.
Lets face it - belts will wear, screws will rattle loose, and  dirt and debris accumulate just about everywhere.
The old but true cliché “out of sight, out of mind” is often the reason for neglected maintenance guidelines for your HVAC system. HVAC systems are usually installed where they aren’t seen, such as in a section of the attic, a closet, or on rooftops,  making them easy to ignore. The systems are simply taken for granted, until they fail. Decreased efficiency, utility overpayment, discomfort, loss of productivity, eventual premature replacement, and higher repair costs are the result.
Just because your HVAC system is out of sight, does not mean it can be neglected. Get your HVAC system checked twice annually by a reputable air conditioning contractor.
Our residential preventative maintenance plans, also referred to as "start and checks", consist of Fall and Spring scheduled sessions. for our registered technicians to go thru your air conditioning and heating system, repairing it for the upcoming season in a proactive approach, before system failure, and prior to overpaying your utility company. After all, the HVAC system is most likely the single biggest use of energy in your home.
You may want to do a life-cycle cost analysis to help you determine whether you should repair or replace an aging heating, ventilation,  and air conditioning component with a higher efficiency unit.
Whether you need a repair or a replacement, we offer special discounts to those who hold a preventative maintenance plan with Air Tech of Houston.
Please call 713-231-420,   email  mary@airtechofhouston.com, or contact us thru our website www.airtechofhouston.com  for more information on our Residential Preventative Maintenance plans.

2012 Consumer Reports ranked American Standard air conditioning equipment #1

With the least needed repairs than all other brands of central air conditioning systems, including its sister company, Trane. Keep this in mind when making your decision to replace your home equipment.
There are cheaper brands, but repairs will get your pocketbook in the long run.
The best system, poorly installed is not going to do any good. So be sure to get a reputable company too.
There are cheaper contractors out there, but what is the quality of their work?
If you want the best product, the best installation, and the best "after the fat" customer service,
call Air Tech of Houston and leave the "nightmares" for the ones that are shopping strictly by price.
