Preventative Maintenance - who needs it?

While speaking to a friend of mine on the phone the other day, who was asking where she could purchase media filters and how often they needed to be replaced,  I mentioned to her that Air Tech of  Houston has a Preventative Maintenance agreement, and the technicians will bring the filters with them at their scheduled services in the Spring and the Fall.
I was quite surprised to hear her say, "Oh, we don't need that. We just had the entire system replaced in 2009! And it has a 10 year warranty."
I felt the need to enlighten consumers of  the importance of Preventative Maintenance, whether your system is brand new, or even past its life expectancy.
You could have a limited warranty, an extended warranty, or the warranty may even already be expired. 
Proper maintenance is required if you want anything to operate at its peek performance. Including, your air conditioning and heating equipment.
Many people are concerned about what the warranty is, but don't take the time to review the terms and conditions of their warranty.
Manufacturers will stand behind their product if it is properly maintained, but negligence is abuse, and manufacturers will not reach into there pockets to replace a product that has been abused. Be sure to read and retain all documentation on your equipment. The manufacturer may also require documentation of proper maintenance be provided when filing a warranty claim.
And if your warranty is expired, that means you will have to foot the entire bill for repairs or replacement.
If you keep your equipment properly maintained, this will prevent costly breakdowns, increase the efficiency,  and you should be able to get a few extra years out of that system, even after your warranty has expired.
This message is for those of who spend $30 to change the oil on our vehicle as recommended, because they don't want to have to replace the engine for $2000. 
There are fortunate ones that have unlimited funds easily accessible for unexpected and costly replacement, that 'do not need' maintenance, they just need a salesman.

Energy Savings on HVAC systems

Your air conditioning  system uses up the most electricity in your home. Therefore, if your existing system is out of warranty and past its design life, you might want to consider replacing it now. There are many things to consider when making this decision.

MONEY/COST The amount you would pay for a new system now, would decrease your electricity consumption, meaning a decrease in your electricity bills. So it really pays for itself.
However, that can only be true with careful consideration of the next two topics;

BRAND There are many brands of equipment out there. Some are cheaper than others, and when I say cheap, I am not only meaning in price. You want a system that is going to give you years of comfort and no hassles. American Standard HVAC equipment is a well-known name here in Texas because its made here in Texas. The standard warranty on  registered products is 20 years on the heat exchanger, 10 years one the compressor, 10 years on the coil, and 5 years on all functional parts.

SEER RATINGS If you have not had your equipment changed is the past 10-15 years, you may be running on a 8 or 10 seer system. The higher the seer rating , the greater the efficiency. The minimum requirement on new HVAC installations is now 13 seer, however there are also 14, 15, 16, and 20 seer systems available.
The advantage of choosing the 16 seer match would not also be seen on your light bill, but also on your IRS refund check. That's right,, you can get a $500 tax credit on your 2011 return if you have a a 16 seer 13 eer system installed in your home.

SERVICE PROVIDER A system is only as good as the company that installed it. Choose carefully when making that decision because you want a reputable company that is licensed by the Texas department of Licensing and Regulation and every one of there  service technicians should be registered wit the Texas Department of Licensing and Regulation. Choose a company that does background checks and drug screening on all there technicians, with a zero tolerance drug policy. Search the BBB for companies that are A rated and also try AngiesList.com to locate a contractor that has an a rating, and read the  reports other consumers have posted on there experiences with that company.You want a company that is going to answer the phone when you need them, and come out when you need them.
